If you talk to me and feel any pressure to "get moving" before we've even discussed what you're looking for, that's not how I operate — and it's a fair thing to test for with anyone you talk to.

The Questions I Ask Before I Ever Send You a Listing
Before I start sending you homes, I want to understand the shape of your life — not just your price range. In East Cobb and Marietta specifically, a few things matter more than people expect, and they're always part of our first conversation:
Your commute. East Cobb's charm is its neighborhood feel, but that means some pockets are a straight shot to I-75 or 400, and others add real time to a daily drive. I ask where you're headed each day — Buckhead, the Perimeter, Downtown, or somewhere else — before I suggest a single area.
Your budget, honestly. Not just a pre-approval number, but what you're actually comfortable spending, including how much cushion you want for repairs, furnishing, or life changes. This is always a collaborative conversation with me, never a push toward the top of your range.
Your home condition tolerance. East Cobb and Marietta have a wide mix of inventory — updated homes, original-condition mid-century ranches, new construction, and everything in between. I ask how much renovation you're realistically willing to take on, and how you feel about things like older HVAC systems, dated kitchens, or homes that need cosmetic versus structural work. This one conversation saves my clients from touring dozens of houses that were never right for them.
Your preferred areas — and why. "East Cobb" isn't one neighborhood. Whether it's proximity to a specific school, walkability, lot size, or a particular street's character that matters to you, I want to understand the why behind your preferences, not just the zip code.
Ask Me for References — I'll Give You More Than Two
It's completely reasonable to ask any agent for recent buyer references and examples of homes they've helped clients purchase in your price range. I'll gladly share both, and I'd encourage you to ask the people I connect you with real questions — not just "were you happy?" but:
- Did I explain things clearly, or did they feel like they were figuring it out on their own?
- Did they ever feel pressured to make an offer faster than they wanted to?
- How did I handle it when they said no to a house, or wanted to slow down?
- Was I responsive throughout the process — not just at the beginning?
Patience and responsiveness are two different qualities, and I want you to hear from past clients that I bring both.
I'll Walk You Through the Buyer-Agency Agreement Before You Sign Anything
Since 2024's changes to how buyer representation works, signing a buyer-agency agreement is now a standard early step in the process — but that doesn't mean you should sign the first one handed to you without understanding it.
Before I ever ask for a signature, I walk clients through the agreement in plain language, including:
- What it covers — how long it lasts, and whether it's limited to specific properties or open-ended.
- How I'm compensated, and how that's affected by what the seller is offering to cover.
- What your options are if the relationship isn't working, or if you decide not to move forward.
You should never feel like this is a formality to rush past, and with me, it won't be.
