If you talk to me and feel any pressure to sign a listing agreement before we've even discussed what matters to you, that's not how I operate — and it's a fair thing to test for with anyone you talk to.

The Questions I Ask Before I Ever Talk Price
Before I recommend a listing price or a marketing approach, I want to understand your full situation — not just your address. In East Cobb and Marietta specifically, a few things matter more than people expect, and they're always part of our first conversation:
Your timeline. Are you selling because of a job relocation, downsizing, upgrading to more space, or something else entirely? A seller who needs to close in 30 days has different priorities than one who has flexibility to wait for the right offer. I ask early, because it shapes everything else we do.
Your pricing expectations — and the reality behind them. I want to know what you're hoping to walk away with, and I'll be honest with you about how that lines up with current East Cobb and Marietta comps. This is always a transparent conversation with me, never a number inflated just to win your listing.

It's completely reasonable to ask any agent for recent seller references and examples of homes they've sold in your neighborhood or price range. I'll gladly share both, and I'd encourage you to ask the people I connect you with real questions — not just "were you happy?" but:
- Did I explain the pricing and marketing strategy clearly, or did they feel like they were guessing?
- Did they ever feel pressured to accept an offer faster than they wanted to?
- How did I handle it when they wanted to hold out, decline an offer, or adjust the plan?
- Was I responsive throughout the process — not just while we were negotiating the listing agreement?
Patience and responsiveness are two different qualities, and I want you to hear from past clients that I bring both.
I'll Walk You Through the Listing Agreement Before You Sign Anything
Signing a listing agreement is a significant commitment, and you shouldn't sign the first one handed to you without understanding it fully.
Before I ever ask for a signature, I walk sellers through the agreement in plain language, including:
- What it covers — the listing period, and what happens if your circumstances change.
- How I'm compensated, and exactly what that means for your bottom line at closing.
- What your options are if the relationship isn't working, or your plans shift.
You should never feel like this is a formality to rush past, and with me, it won't be.
