If you're considering a move to East Cobb, Sibley Forest is a neighborhood worth knowing. It's one of those communities where residents tend to put down roots and buyers often wait for the right home to become available.
I've lived in Sibley Forest for many years, raised my family here, and have experienced firsthand what makes this neighborhood such a special part of East Cobb.
What Makes Sibley Forest Such a Special East Cobb Neighborhood
Sibley Forest is tucked among the trees beside the Chattahoochee River National Recreation Area in East Cobb. With just over 300 homes, it has managed to maintain the kind of close-knit neighborhood atmosphere that can be hard to find today.
But what really makes Sibley special isn't simply the homes or the location. It's the community.
There always seems to be something bringing neighbors together, whether it's a gathering at the clubhouse, summer afternoons at the pool, tennis and pickleball, holiday traditions, women's and men's club events, or simply seeing familiar faces while walking through the neighborhood.
A Neighborhood Built Around Community
Sibley Forest has a beautifully renovated clubhouse that serves as a gathering place for neighborhood events throughout the year. The community also has a full-size 25-meter swimming pool and children's pool, six tennis courts and four pickleball courts.
Tennis has long been a part of life in Sibley, with ALTA and USTA teams for a variety of ages and skill levels. Pickleball has quickly become another favorite way for neighbors to get together.
The women's and men's clubs are active throughout the year, and there's also a newcomers group designed to help new residents get acquainted and feel at home. I particularly love that part of Sibley. Many residents originally moved here from somewhere else, so there is a genuine effort to welcome new neighbors and bring them into the community.
It's Southern hospitality in the best sense of the word.
Nature Right Outside the Neighborhood
Another feature that sets Sibley Forest apart is its setting. The neighborhood borders the Chattahoochee River National Recreation Area, giving residents convenient access to the beautiful Sope Creek trails and miles of wooded recreation surprisingly close to Atlanta.
It's one of my favorite things about living here. You have mature trees, trails and nature surrounding you, yet you're still convenient to the everyday shopping and dining of East Cobb, as well as Roswell, Sandy Springs and Atlanta.
Established Homes With Character
Sibley Forest was established in 1980, and its homes reflect the traditional architecture and wooded settings that make established East Cobb neighborhoods so appealing.
Rather than rows of identical houses, you'll find individual homes with character, mature landscaping and generous lots. Many have been significantly updated over the years while retaining the traditional character that makes the neighborhood feel established rather than newly built.
The neighborhood also has architectural covenants designed to help maintain the character and quality of the community as homeowners renovate and improve their properties.
Where Is Sibley Forest?
Sibley Forest is located in East Cobb with convenient access to Johnson Ferry Road, Lower Roswell Road, Roswell and Sandy Springs.
Its location offers something I think is particularly special: you're surrounded by mature trees and nature while still being close to East Cobb's shopping, restaurants, schools and everyday conveniences.
What Are the Homes Like in Sibley Forest?
The housing stock in Sibley Forest is predominantly traditional homes on generous, tree-lined lots. Many have been extensively renovated over the years, so you'll find everything from homes retaining their original character to beautifully updated properties with today's kitchens, primary suites and outdoor living spaces.
Homes vary considerably in size, with many ranging from approximately 2,500 to more than 5,000 square feet.
That variety is part of Sibley's appeal. It doesn't feel like a neighborhood where every house was built from the same plan.
Sibley Forest Home Prices
Home values in Sibley Forest can vary considerably based on size, location within the neighborhood, lot, condition and level of renovation.
Rather than relying on a broad price range, I recommend looking at the most recent neighborhood sales when evaluating a particular property. An extensively renovated home can compete very differently from one of similar size that still needs significant updating.
That's particularly important in an established neighborhood like Sibley Forest, where two homes that look similar on paper can be quite different once you walk through the front door.
Schools Serving Sibley Forest
One thing buyers should understand is that school assignments within Sibley Forest can vary by address.
Depending on the property, homes may be assigned to different middle and high school attendance zones. Because school boundaries can change, I always encourage buyers to verify the current elementary, middle and high school assignments directly with Cobb County School District before purchasing.
Is Sibley Forest a Good Place to Live?
For buyers looking for an established East Cobb neighborhood with beautiful homes, mature trees, recreation, access to nature and a genuine sense of community, I think Sibley Forest deserves a very close look.
But the part that's hardest to convey through a real estate listing is the neighborhood culture.
Neighbors know one another. Kids grow up together. Families gather at the pool, on the tennis courts, at the clubhouse and at neighborhood events throughout the year. New residents have opportunities to become part of the community rather than simply moving into a house.
Having lived here for many years, that's what I value most.
It's not just a neighborhood. It's a lifestyle.
