Cobb County Homestead Exemption Guide for Homeowners

Owning a home in Cobb County comes with many benefits, and one of the most valuable is the homestead exemption. If you purchased a home and use it as your primary residence, applying for a homestead exemption may help reduce your property tax bill.

Many homeowners are surprised to learn that this exemption is not automatic. You must apply through the Cobb County Tax Assessor's Office to receive the benefit.

What Is a Homestead Exemption?

A homestead exemption reduces the taxable value of your primary residence, which can lower the amount of property taxes you pay each year.

The exemption applies only to your primary residence. Investment properties, rental homes, and second homes generally do not qualify.

Who Qualifies?

To qualify for a Cobb County homestead exemption, you generally must:

  • Own the property
  • Occupy the property as your primary residence
  • Be a legal resident of Georgia
  • Have your vehicle registration and driver's license reflecting the property address

Additional exemptions may be available for seniors, disabled homeowners, and certain veterans.

When Do You Apply?

Homeowners who purchased a home during the previous year should apply between January 1 and April 1.

For example, if you purchased your home in 2025 and lived in it as your primary residence on January 1, 2026, you would apply during the 2026 filing period.

Missing the deadline could mean waiting until the following year to receive the tax benefit.

How Much Can You Save?

The amount varies based on the value of your home, the exemption for which you qualify, and the tax districts where your property is located.

For many East Cobb homeowners, the savings can add up to hundreds of dollars each year.

How Do You Apply?

Applications can typically be completed online through the Cobb County Tax Assessor's Office. Homeowners should be prepared to provide identification and documentation showing the property is their primary residence.
